Opportunity

Focus were tasked with taking over the management of the hotel from the existing management company due to the very poor performance of the hotel. The brief included identifying operational efficiencies including recruitment of a new General Manager and improving the performance such that the owner could justify a full refurbishment.

Within two years, Focus had turned the hotels performance round and the owners invested the required capital to refurbish the property in its entirety. Focus were able to capitalise fully on this refurbishment, returning to the owner in year one post renovation, their best ever full year EBITDA.

Focus recently convinced the owners that additional revenue could be generated from an existing car parking space with minimal investment. Following the investment in year one this facility has generated an increase in its standalone EBITDA of 70%

Focus successfully delivered a 5-year development plan agreed at the beginning of their management agreement and in 2019 began working on a new 5-year development plan to include additional bedrooms and a spa facility with works to commence early 2020.
